Apple has renewed and expanded its office lease at Maker Maxity, a prominent commercial tower located in Mumbai’s Bandra-Kurla Complex (BKC). This strategic move underscores the tech giant’s growing business presence in India and its commitment to strengthening operations in the country’s financial capital.

### Lease Details: Expanding Presence at Maker Maxity

With the lease renewal, Apple now occupies five floors in the Maker Maxity building. The company’s lease includes office units on the 5th, 6th, 7th, and 8th floors. In addition, Apple has signed a new lease agreement for the entire 10th floor along with the terrace area.

The total usable space now amounts to an impressive 37,549 square feet spread across these five floors, marking a significant expansion of Apple’s corporate footprint in Mumbai.

### Rental Agreement Highlights

According to the lease terms, Apple will pay a monthly rent of ₹2.55 crore starting June 2026, which translates to a rental rate of ₹660 per square foot per month. The lease is set for a period of 55 months and includes an annual rent escalation of 4%.

Additionally, Apple has submitted a security deposit of ₹22.76 crore to the lessor, Agni Commex LLP, as part of this agreement.

### Strategic Growth: Apple’s India Expansion Strategy

Apple’s expansion in Mumbai is part of a broader strategy to deepen its presence in India. Over the past two years, the company has opened two company-owned retail stores in Mumbai and Delhi. Furthermore, Apple has been actively growing its manufacturing partnerships within India as part of its global supply-chain diversification efforts.

### Expanding Footprint Across India

Beyond its flagship stores in Mumbai and Delhi, Apple recently launched a third exclusive store in Bengaluru and has plans to open more outlets in Pune, Noida, and Borivali. On the corporate side, the company already occupies a substantial office in Bengaluru, has leased over 64,000 square feet in Hyderabad, and maintains offices in Gurugram and Mumbai.

This latest lease renewal and expansion in Mumbai reflects Apple’s ongoing commitment to strengthening its operations and retail presence across India’s key cities.
